Visum, expensive inefficient and intrusive data harvesters

they took £69 from me to advertise my property and then demanded a copy of my passport ( and other personal documents) to advertise on their website!

when questioned they claimed that they were duty bound to do it for money laundering and terrorism reasons which is nonsense as they are not even Estate Agents themselves ( you can check their business categories on Companies House for yourself ) but merely a third party advertising portal that is described in their listing accurately as an “Advertising Agency ”
I demanded a refund and the customer service person said they would “pass it to the relevant department” and sure enough nothing happened so I commenced a chargeback compliant via Paypal.

To prove what they were saying is a lie I got it done by OpenRent for just £29! and a free 5 day trial too. ( I did have to send a copy of my house insurance though ) A badly run company that is just too full of its own importance to give decent customer service and god knows what they do with all those identity documents they harvest?!

I have just sold my London home using Visum. I previously had an estate agent but after 6 weeks I realised that why should I pay an agent 1-2% of my sales proceeds for doing something that I could do myself. All they do is advertise the property on Rightmove and Zoopla and wait for enquiries to come in.

Visum does the same for about £100 rather than the £5k I would have ended up paying to the estate agent!

I took my own pictures, wrote my own nice long detailed description. Interested viewers contacted me and I arranged viewings after work or on weekends and answered all of their questions about the home and the area. I eventually had a cash offer within a couple of weeks despite the slow post-Brexit market.

I had also bought this very same house a couple of years earlier and the seller at the time had also used the same process. This was during the hot market. I viewed the house on the day it was listed and made my offer that evening which was accepted the next day – that particular seller took one day to sell his property for less than £100!

The whole process took a long time, hence my delay in writing the review, but that was a problem with the buyer’s solicitor. The ‘sale’ occurred pretty quickly. Just be warned that they are not a hand-holding operation – you do all the viewings yourself, but then for ‚£90 to sell a house should you expect more? I would recommend them to anyone who has a little bit of get up and go and enough confidence to deal with people coming to look around their home.

My property is in a popular village, so that may have helped, but I had 5 enquiries in the first day and roughly the same for the next 2 days until I took the ad down. Highly recommended as long as you’re happy to do some legwork (viewings and so on). I am because I want to personally meet people before I give them the keys to my house! If you want it all done for you then this is the wrong agent to choose, although they can do credit checks and supply a tenancy, but most competent landlords can do that anyway.

“A great service for Landlords who want to self-manage”

We are small time private Landlords with a portfolio of just a few properties. Being able to self manage effectively without too much hassle and keeping our costs down are our main priorities. We’ve used Visum on several occasions and are extremely pleased with the service. The online service is straightforward, easy to use and costs are relatively reasonable.

We like that our advert goes on Rightmove as well as the fact that prospective tenants input their own details and pay direct to Visum for the reference checks.

We think the tenancy agreement is comprehensive and it’s nice to be able to add the necessary details prior to printing it off. However, we do not allow pets or smoking in any of our properties and we notice that neither of these are mentioned in the tenancy agreement. Maybe this could be developed to include an option to add these as clauses if applicable.

Also, it would be useful to have a template to use for our inventory check-in report which we sometimes prepare ourselves.

We would happily recommend Visum to any private landlord and thank you for an excellent service.

“Easy peasy!”

We looked at a number of websites before choosing Visum, and it was the amount of personal control plus a very good price that decided us.

We didn’t want someone else’s ‘enhanced’ photographs or their words describing our property: we are more than capable of that task, and we found that up-loading everything necessary on to the website was quite simple. Whilst we intend removing our ad temporarily over the Christmas period we know it will be ‘easy peasy’ to upload a new set of photographs etc. to reflect the different season come springtime.

Although at this point in time we haven’t yet sold our cottage, we have had serious enquiries. The problem as always is that our viewers have had properties to sell themselves. If like us you are not a fan of estate agencies, if you are confident with simple computer skills, then seriously consider using Visum.
